ANSI/ASHRAE/ACCA Standard 180 prescribes inspection and maintenance tasks at defined frequencies for commercial air handlers and the records that should support them. Most buildings schedule around the seasons, with the interval set by filter loading, run hours and how critical the space is.

Filters are the usual suspect but not the only one. Belt or bearing wear, a fouled coil, a damper that is not opening fully, or a control sequence holding the fan at part speed all reduce delivered air. Pressure drop readings across the unit usually separate them quickly.

Normally a blocked drain, a trap that has lost its seal, or condensate carrying over from a coil at higher-than-design airflow. It is worth resolving promptly because standing water in an air path becomes an air-quality problem as well as a maintenance one.

Often. Coils, fans, drives, sensors and controls can frequently be renewed within the existing casing where the structure and access allow. Whether that is the better spend depends on current airflow needs, the plant interfaces, and what shutdown the building can tolerate.

Airflow and static pressure against what the space needs, damper and actuator response, sensor readings, and the control sequences that tie the unit to the rest of the plant. Functional verification is part of the work rather than a separate exercise.
